We're offering you a choice of two management packages, each very unique.
Platinum Package: This is an all inclusive management option which attracts 8% commission on rent received. The 8% fee takes into account virtually all fees associated with managing your property. Unlike many agents whom will often present additional expenses over and above their management fee, our fee is very transparent. You can rest assured there'll be no unexpected surprises. Coupled with this, you can expect an exceptional level of service from our very qualified property managers.
Bronze Package: This option gives your more freedom, and allows you to create a management package that can be tailored to suit your individual needs as an investor. If you presently have token tenants that pay their rent on time and have a reputable tenancy background, we're of the opinion that you should be paying lower fees. This option attracts a 5% management commission from the outset. You may elect to take into account additional services same time pay a slightly higher commission but the 5% arrangement as it stands is adequate enough. It goes without saying that the level of service you would receive from our property manager's will not be compromised in any way.

We manage for the most part apartments within the eight high rise buildings in Brisbane which Oaks Hotels & Resorts has caretaking and letting rights to. Our permanent rental office is a very unique product today. We know our buildings inside out and we have our finger on the pulse when it comes to market trends affecting rentals in these and surrounding buildings. For this very reason we are qualified to afford you the best possible return on your investment taking into account fluctuating rental parameters at very least.
Similarly, we can provide you with the peace of mind knowing that your investment is protected from anomalies that may present from your being aligned with an external agent. Being centrally located in the CBD means that our office is within walking distance to your property. We're readily available to show prospective tenants through your apartment when it best suits them. Additionally, we have 24/7 presence in each of our buildings which enables us to keep a close eye over your investment. Your asset will be under close guard at all times.
What fees are you paying your current managing agent? We urge you to pull out you current management agreement and make a comparison. When looking at the commission please remember that its standard practice to split the total commission between 'rent collection' and 'management commission', the figures below are inclusive of both components.

Changing management companies has never been easier. It requires virtually no involvement from you whatsoever. We've compiled a set of FAQ's which might address any concerns you may have with respect to changing management. Rest assured, we will guide you through this process ensuring that it is a seamless transition.
Q: Will it cost me any money to transfer?
A: No.
Q: What notice would I need to give and how long will it take to be under your management?
A: It depends on your existing management agreement but the industry standard is 90 days notice. It may be possible to negotiate a shorter notice period with your current agent. Alternatively, we may be able to pay out the management fees to make it happen sooner.
Q: What do I personally need to do to change management companies?
A: You would need to sign a management agreement with us and we'll take care of the rest. You will be required to notify your agent of the switch but we can facilitate this to the point where you will only need you to put your signature on a pre-drafted letter or copy some content into an email that you would need to send.
Q: Will my tenants be informed?
A: Yes. We will contact your tenants, inform them of the change and provide them with the information they require.
Q: Will the transition delay my rental payments?
A: No. Rental income will be receipted status quo.
Q: Will I still receive a Financial Year statement from my previous agent?
A: Yes you will.
Q: What if I only just commenced my management agreement with my agent, can I change so soon?
A: Yes provided you satisfy the termination requirements.
